Thank you for your interest in becoming a member at Seabury Cooperative Housing. This is Phase 1 of a three phase application process and typically takes 48 hours for a determination of an approval to move on to Phase 2. or a denial of the application. Approval of any phase in this application process does not constitute approval for acceptance as a resident of Seabury Cooperative . Acceptance is granted only after all application phase criteria has been met, the applicant(s) have been interviewed and approved by the Board, and the Membership Fee has been paid.

  1. Households are qualified for specific income ranges in order to qualify for various unit rates (subsidies, market rate/unsubsidized units). External vouchers accepted. The following are 2020 minimum and maximum income limits for entry to unsubsidized units:

If your income is below minimum limits, you may be eligible for our inhouse Section 8 subsidy, if a slot is available. If no slot is available, you may qualify to be placed on a waiting list for a Section 8 slot. Only U.S. citizens or nationals and non-citizens with eligible immigration status may benefit from federal rental assistance.

  1. Must have maintained at least one (1) year of stable income or allowable equivalent
  2. Must have two (2) years of positive landlord verification and history
  3. Must not have had an eviction in the last three years
  4. Must not have had a criminal conviction 1) that involves physical violence to persons or property or endangered the health and safety of others; 2) in connection with the manufacture or distribution of a controlled substance; or have a current addiction to or engagement in the illegal use of a controlled substance. If an applicant has completed treatment, and can provide verification of completion of treatment, the applicant will not be rejected so long as he/she can meet the other required criteria for admission.
  5. $1,500.00 NON-REFUNDABLE membership fee, due and payable within five (5) days of Move In

In cooperative housing, a group of families assume joint ownership of a housing development. Each household will have ownership in the co-op on a limited equity basis. Cooperatives encourage and enhance the stability of communities by providing long-term affordable housing. All monthly carrying charges include utilities. Monthly carrying charges go towards the co-op’s mortgage payment and operating expenses.

An interview with the Board Members of the Cooperative Housing Committee will be conducted as a part of the application approval process. The Board of Directors will review and must approve your application before a unit offer is made.
